The 110% - 2020 super eco-bonus for building renovations, which also includes the replacement of fixtures, windows and doors, is in effect from today. The period in which this restructuring expense can be made is from July 2020 to December 2021.
You must refer to the date of payment of the service or the date of completion of the work.
The
maximum ceiling is 10 thousand euros for individuals and up to 40 thousand euros for condominiums.
All the works, also for second homes, which:
- they reduce the environmental impact of buildings
- produce energy savings
- protect against seismic risks
Also included are the replacement of shutters and fixtures, the assembly of photovoltaics, the installation of columns for charging electric vehicles, the recovery and restoration of building facades.
The expenses for accessing the tax relief provided for by the new relaunch decree must be incurred from 1 July 2020 to 31 December 2021.
The possibility of renovating the house without spending a penny with the signing of the implementing decrees provided for by the relaunch decree is now a reality!
It is in fact possible to deduct the expenses incurred in different ways:
- by deducting the expenses from taxes over five years.
- by issuing the tax credit to the company carrying out the work, which in exchange makes the discount.
- the tax credit can also be transferred to banks and insurance companies, in exchange they can advance the restructuring costs.
In order to access it, it is essential to obtain, with the renovation of the building, the improvement of two energy classes.
The Minister for Economic Development Patuanelli motivated this incentive to achieve two fundamental objectives:
- to push the redevelopment of real estate assets in Italy, starting to achieve the objectives of the 2030 agenda on energy and climate.
- give a strong boost to investments in a fundamental sector for the Italian economy.
Super Ecobonus 110% 2020 how it works
In the new ecobonus 2020 which came into force and which will be in the Official Gazette today, some aspects have changed compared to the first draft.
- Maximum expenditure ceilings for condominium works: up to € 40,000 for those blocks of flats ranging from two to eight homes and € 30,000 for condominiums with 9 apartments and up.
- For a boiler change in the buildings, the spending ceilings are: € 20,000 for condominiums from two to eight units and € 15,000 from 9 units upwards.
- The eco-bonus can also be used for second homes but not for more than two homes.
- Luxury homes that in the cadastral classification fall into: A / 1, A / 8, and A / 9 cannot access the eco-bonus.
From today you can start with the renovations.
The eco-bonus is a reality, but for it to be a real opportunity you need to plan your work well.
The risk you may incur is that of not seeing the total reimbursement that you would be entitled to.
Here are the indications of how you must proceed in order not to make mistakes:
- Respect the maximum ceiling of € 10,000 for individuals and up to € 40,000 for condominiums.
- The revenue agency and the Mise have set reasonable spending values . If your expense does not fall within these values, you will only be paid a part. This is a deterrent for those who want to be smart. If, for example, the cost of replacing your boiler is € 1000, if you spend € 1.500 you will receive a refund of only € 1.000. It will therefore be essential to have cost estimates released and compare them with the ceilings set by the Mise.
- You must be sure that the works will lead to the improvement of two energy classes . The companies involved certify the improvements, so it's not a problem.
- If you have a low income and you are not required to pay the personal income tax, you can make the credit transfer and this is to be planned before starting the work.
To access the 2020 eco-bonus it is essential to acquire the
compliance visa for the data relating to the documentation.
This visa is issued by intermediaries authorized to send the electronic declaration, such as: CAF, accountants, accountants, labor consultants and commercial experts. This visa is essential to certify the validity of the documents you present and this, for the purposes of the checks carried out by the Revenue Office, protects you from unpleasant surprises.
Who is included in the 2020 eco-bonus?
They can take advantage of this important tax advantage:
- Individuals and non-companies.
- Owners of first and second homes, single-family or in condominiums.
- Condominiums divided into two bands: the first from two to eight units, the second from nine to rise.
- Autonomous public housing institutes (IACP) and entities that have the same purposes. For this category, the super bonus also includes the expenses that will be incurred from January 2022 until June 30 2022.
- Housing cooperatives.
- Non-profit organizations of social utility.
- Amateur sports associations and clubs for the works intended for buildings or part of them that are used as changing rooms.
How and to whom can you assign the tax credit?
There are more possibilities to benefit from this incentive, now I'll explain you in detail:
- Deduction from your personal income tax return in five years . Once you have submitted the application with all the required visas, for five years your taxes will be reduced by a fifth of the expenses incurred. In the case of a private individual with a ceiling of € 10,000, the cost will be € 2,000 less for five years.
- Contribution in the form of a discount , is advanced by the supplier of goods and services relating to the work done.
- Transfer of the tax credit in favor of: restructuring suppliers; of other subjects that may be natural persons, companies, self-employed workers or businesses; credit institutions and financial or insurance intermediaries.
Ecobonus fixtures
The expenses for the replacement of fixtures, windows and even entrance doors can take advantage of the 110% super eco-bonus. Both windows and doors contribute to the energy efficiency of your home and are therefore 110% deductible expenses. Energy saving was one of the three fundamental reasons of the Integrated Energy and Climate Plan presented already in December 2019.
With new doors and windows, certified for their insulation capacity, you get a reduction in CO2 emissions but also in a less heavy energy and gas bill to pay.
